Landlord Lookout watches City of Philadelphia records for the addresses you give us and emails you a plain English report when something is new or changes. It is an information service only.
You can cancel at any time by contacting us. Cancellation takes effect at the end of the current month. We do not refund a month that has already been billed.
Landlord Lookout is not a law firm and does not give legal advice. Reports and any summaries of the law are general information. Talk to your own attorney about how the law applies to you.
Our reports rely on City records. Those records can be delayed, incomplete, inaccurate or changed without notice, and they often show a building but not a specific unit. We do not guarantee that every complaint, inspection, violation or deadline will be found or reported, or that you will be notified within any particular time. You remain responsible for your properties, your legal obligations, and for responding to the City, tenants and courts. Do not rely on Landlord Lookout as your only way of learning about a problem.
Landlord Lookout is a private business. It is not affiliated with, endorsed by, or acting for the City of Philadelphia or any City department.
You confirm that you own or manage the addresses you list, that the information you give us is accurate, and that you will keep it up to date. You agree to use reports for your own properties only and not to resell or share them.
To the fullest extent the law allows, Landlord Lookout is not liable for any indirect, incidental or consequential loss, including lost rent, penalties, fines, damages or legal costs, arising from the service or from a missed, late or inaccurate report. Our total liability for any claim is limited to the amount you paid us in the three months before the claim arose.
By signing up you agree that we may email you alerts, reports, billing notices and messages about your account, at the addresses you gave us. We do not sell your information. We use it only to run your service, bill you and contact you.
We may update these terms and will tell you by email before a change affects you. We may suspend or end the service if these terms are broken or if a payment fails and is not corrected. If the City changes or stops publishing the records the service depends on, the service may change or end, and we will tell you.
These terms are governed by the laws of the Commonwealth of Pennsylvania. They are the whole agreement between you and Landlord Lookout about the service.
