A violation you don't know about can cost you your rent.

Under Philadelphia's new law, an unsafe or dangerous violation left uncorrected for 30 days can bar you from collecting rent or evicting. Landlord Lookout watches the City's records for your properties and emails you when a tenant complains, so you can fix it before the inspector ever writes you up.

Where Landlord Lookout steps in

The 30 day clock does not start when a tenant complains. It starts after a violation is issued. The time between is your chance to fix things quietly.

Questions

Does it work for single-family homes?

Yes. Send us one address or fifty. Apartments, small multi-family and single-family homes all work the same way.

How fast will I hear about a complaint?

We check the City's records every day and email you when something is new or changes. How soon that is depends on when the City posts it.

Will the email tell me which unit?

Usually the City's records show the building, not the unit. When the City posts a Notice of Violation, we link to it so you can see the details. We are also working on getting you more detail, and we will add it for our customers as it becomes available.

What do I get in the free report?

Send us one address. We send back a report showing everything the City has open for it right now: violations, 311 complaints, inspections and rental license information. No payment and no commitment.

Is this legal advice?

No. Landlord Lookout is an information service. Talk to your attorney about how the law applies to you.

Know before the inspector does.

Send us one address and we will send you a free Landlord Lookout report on it. Include your name and how many units you own, if you like.
